MEASURE "G" IS "GOOD" FOR THE RB PIER & HARBOR AREA

Measure “G” is the result of 10 years of planning processes involving:

  • Dozens and dozens of public workshops, meetings and hearings
  • Thousands of hours of public input by hundreds of residents
  • Two referendum petitions, two initiative petitions & two public votes
  • California Coastal Commission approval by 11-1 vote on July 9, 2009

Measure “G” = Certainty + Definitive Development Regulations

  • Cancels out the “Heart of the City” development scheme once and for all
  • Restricts building density to less than half the maximum permitted in Riviera Village and Downtown Manhattan Beach
  • Restricts building heights to 1 & 2 stories south of the Crowne Plaza Hotel and only permits 3 stories to the north in front of existing 3-5 story hotels and power plant property
  • Requires adding more public open space including plazas and wider walkways along the water
  • Requires preserving and enhancing public views of the water
  • Limits city-controlled portion of Mole B to boating related uses and facilities and requires a minimum of one-third of the area be maintained as public open space
  • Permits public parks & recreational facilities on power plant property
  • Ensures proposed Shade Hotel for vacant restaurant site next to Cheesecake Factory projected to generate $600,000 in new city tax revenues can move forward
  • Prohibits new residential development on power plant property and west of Harbor Drive
  • Establishes strict guidelines for timeshares as required by Coastal Commission
  • Adds new environmental protection policies consistent with Coastal Act
  • Certifies the Local Coastal Program as approved by Coastal Commission
  • Preserves residents right to vote on increasing development intensities as required by Measure DD
